Project 1402 "Packed House"

Packed House is a study in high-density residential planning that uses strategic building interventions to rethink the traditional suburban masterplan. Rather than rejecting suburban form, the project adopts its visual language while radically reorganizing density and collective space. Designed for a site in Charlottesville, Virginia, for Habitat for Humanity through their Urban Habitats competition, the investigation uses a logic of repetition and a series of seven distinct house types to create a continuous community where every residence maintains equal access to daylight and shared outdoor space.

The project is organized to sit within the natural topography, with lower levels embedded in the slope and a network of planted roofs and gardens sitting above. This shared landscape connects all residents, blurring the boundary between private and collective space. By arraying the homes in a dense, compact grain, the design maximizes the footprint for shared civic structures—including a library and childcare center—while ensuring the site remains legible at a domestic scale.

The resulting development replaces typical high-density corridors with green lawns and framed views. It demonstrates how targeted building interventions can transform a generic site into a sustainable, legible community that balances individual privacy with the benefits of shared infrastructure and collective living. The project is one of several proposals detailed in the book Growing Urban Habitats: Seeking a New Housing Development Model by Susanne Schindler and William Morrish.
